Most problems found on an inspection are referred back to the seller for repair or correction prior to closing on the property, which saves you the expense and burden. Unless the buyer is trained in construction,or has years of experience in examining properties for defects that can be hidden, you can very easily miss a problem that may cost thousands to repair. The only exceptions are (bank for closers/Bank owned) most banks are selling property as is condition and you should still have inspections performed even if you are told that its a waste of time and money,Most banks are not aware of that property condition and you could be buying a real money pit!
